Across the country, clubs and golf facilities are investing significantly in modernizing their properties, renovating clubhouses, upgrading amenities and enhancing the member experience. Many projects now exceed $50 million and some reach or surpass $100 million in total improvements. As these investments continue to grow, it has become increasingly important for club leaders to understand the financial and tax considerations that accompany large capital projects.
 
Cost segregation is a long-standing IRS-recognized method that allows clubs to analyze construction or renovation costs and identify certain components that qualify for shorter depreciation schedules. Items such as land improvements, specialized building systems, FF&E and other non-structural elements often fall into categories that can be depreciated more quickly than standard 39-year property. When properly applied, this approach can accelerate tax deductions and improve near-term cash flow, which may be especially valuable for clubs planning or completing major capital improvements.
 
Industry data shows that a meaningful portion of renovation and upgrade spending at clubs may qualify for these shorter-life categories. In some cases, clubs have been able to reclassify 20%, 30% or even more of total project costs, which can result in significant early-year tax benefits. Understanding how these rules work, what types of assets qualify and how clubs can evaluate their own projects is essential for thoughtful, long-term financial planning.
